Promontory Pointe Homeowners Association

President’s Message

November, 2010

Dear Promontory Pointe Homeowners,

The Board of Directors has completed a successful year with many accomplishments that we are proud to share with you.  Some of these involved a great deal of time and effort by our HOA committee members.  Here are a few highlights:

  • Payoff of the 2008 bank loan for recreation improvements, saving the Association thousands of dollars annually in interest payments.

  • Installation of a much needed new roof on the pool pavilion as well as cosmetic refinishing of wood beams and wrought iron.

  • Completion of park drainage improvements, replacement of playground mulch for safety, and the addition of trees not only for aesthetics but also to reduce future watering needs.

  • Multiple cost saving measures.

  • Updates of our policies which are posted on the website for your review.

  • Completion of our 2011 budget which is attached and will be posted on the website.

Goals the Board has set for 2011 include paying down the internal borrowing which allowed us to pay off the bank loan, addressing the many maintenance needs of our recreation areas, completing any needed improvements that our budget allows, and setting aside reserve funds for future needs.

Our overall goals are to maintain a high quality of life in our community, and to keep our association strong through fiscal responsibility and homeowner participation, both of which have a positive impact on our property values.

If you have concerns or questions regarding the Association or our community, the Board of Directors will be glad to assist you, hear your concerns or answer your questions.  We strongly value input from homeowners.

As always, we are in need of additional volunteers to serve on our committees and as Block Captains, so please consider contributing your time and talents!!!  Please contact your representative to the Board or visit our website for committee contact info!!

If you are not receiving community updates and news by email and would like to, please contact our Communications Committee to be added to our HOA distribution list.  We would very much like to keep homeowners informed electronically throughout the year.

We wish you a safe and happy holiday season, and a super 2011!!

Sincerely,

Julie S. Agena

New City Trash Service for Promontory Pointe Non Gated Areas

January, 2010

Dear Homeowners,

Soon, the City of San Antonio will be implementing their new, two cart garbage and recycling

collection system for our non-gated areas.  Residents of non-gated areas will receive a blue, seven gallon container delivered to their front doors.  This container is intended to be used for placing recyclables inside your home for transfer later to your larger cart.  When this container is delivered, it will contain instructions as to when the two cart system will begin and when to expect delivery of your new containers.  Here are some important things to remember with the new garbage collection:

The new containers will be owned and maintained by the City.   They ask that you not mark on these with the exception of placing your address on the label inside the lid.

You will receive two 96 gallon containers that hold up to 250 pounds of trash .  One is brown, for your trash.  The other is blue (also 96 gallons) for recyclables. The City prefers that all garbage and trash be bagged before it goes in to the brown garbage container. They are also encouraging recycling, and have expanded the list of recyclables.  Recyclables can be placed individually in the blue containers and should not be bagged.  Containers will have a reminder label of what goes into them and what should not.

If you feel you do not need such a large container, please contact the City by calling 311 to request the smaller container.  It is half the size.  Homeowners with a medical need can get smaller garbage and recycle containers in place of the 96 gallon ones also.  In addition, there is a medical rollout waiver process for homeowners physically unable to roll containers to the curb.

If you feel you need additional containers, you may get them for an additional monthly fee.   Again, please call 311.

The collection days should remain the same with the following exception:  ONE day will be for trash collection and ONE day will be for recycling.  There will no longer be two trash collection days.  You will be informed in your packet as to which day is which.  One source tells us that garbage will be collected on Tuesdays only, and recycling will be collected on Fridays only, but please check  your packet.

This is a fully automated collection system, requiring one truck and one driver. Containers should be placed in the street at the curb, away from any low hanging trees, poles, mailboxes, parked vehicles etc., not later than 7:00 am collection days.   The containers will need to be placed on street level for the trucks to pick them up and not on sidewalks or curbs.

The City would like to have this implemented by the end of January, but it could be later than

that, end of March at the latest.

We will still get the twice yearly brush and trash pickups, and the City will allow homeowners to schedule two additional collections each year for lawn / leaf bags, and move-in/move out boxes, etc.  Again, call 311.

City total cost is about $19.00 per month, and that includes access to hazardous waste disposal sites where you can take paint, motor oil, cleaners, etc.

Further information is available at 311, or the website, www.sanantonio.gov/swmd.

Regarding the homeowners association, the Board of Directors and the Architectural Control Committee (ACC) would like to remind homeowners that we have covenants requiring that trash containers not be visible from the street on days other than trash pick up days.  We understand that storage of these large containers might be a challenge for some.  If they do not fit in your garage, you might  want to consider options such as storage in the backyard, building a fence or using other attractive ideas to conceal your containers in your side yard. Homeowners in the gated areas might be able to offer some suggestions since they have had the large containers for a couple of years now.  ACC approval is required for all exterior improvements, so please contact the ACC prior to beginning a project such as this.  ACC info is available on the HOA website.

Many thanks to our 2 volunteers who attended the City’s informational meeting last week and provided this information for homeowners.

Sincerely,

Julie Agena,

President, Board of Directors
